Tile Roof Repair in Southern California

License #1009760Owens Corning Preferred40+ years in constructionGoogle: 4.5 / 75 reviews

A broken tile deserves attention, but the visible tile is only one part of a tile roof. We review the tile profile, surrounding pieces, attachments, underlayment, and flashing so the proposed repair addresses the water-shedding system.

Broken, cracked, and displaced tiles

Repair planning includes identifying a compatible replacement profile and checking whether nearby tiles have moved or cracked. Color matching can be limited by weathering or discontinued products. Walking on a tile roof can cause additional breakage; ground-level photographs are a useful starting point.

A tile leak can begin below intact tiles

A roof may leak even when most tiles look sound. The underlayment and transitions around valleys, walls, and penetrations need review. If the problem is confined to one area, a localized lift and reset may provide access. Deterioration across a larger area may require broader underlayment replacement.

Repair or tile lift and relay

The written scope should distinguish individual tile replacement from lifting reusable tile, replacing waterproofing layers, and resetting tile. It should also describe how broken pieces, inaccessible areas, and material matching will be handled. A tile coating does not replace failed underlayment.

Distinguish a change in appearance from a failed tile

A lighter color or white deposit on concrete tile is not, by itself, evidence that the tile has stopped functioning. Eagle describes natural color change and efflorescence as appearance conditions that do not establish structural failure of the individual tile. That distinction does not prove the roof beneath it is watertight. Describe an appearance concern separately from an active leak so the assessment can examine each on its own evidence, without substituting cleaning or a cosmetic treatment for necessary waterproofing work.

Bring the roof’s service history into the assessment

Keep records of solar, antenna, chimney or other work that involved the roof, including dates and any photographs already supplied by those providers. Eagle recommends retaining inspection records and a log of rooftop service visits. A recent visit does not prove responsibility for broken pieces, but the chronology can help identify areas worth examining. If spare tiles are already stored on the property, let the contractor know where they are; existing stock can be reviewed without anyone retrieving samples from the roof.

Clarify what happens around the opened section

A tile estimate should explain how adjacent features will be handled while the waterproofing is exposed. Identify solar equipment, decorative elements or an adjoining roof system that could limit the work area, and ask which coordination is included. Also establish how the owner will be informed if removal reveals deterioration beyond the expected boundary. Completion photographs should distinguish the reconstructed detail from surrounding areas left intact, making the record useful even when the repaired surface looks similar to the original.

Questions about this project

Does replacing a broken tile automatically stop a roof leak?

Not necessarily. The tile may be the visible symptom while the leak also involves underlayment, flashing, or a nearby penetration. The repair should address the diagnosed water entry point.

What if the original clay tile profile is discontinued?

The replacement must fit the roof assembly, not merely resemble its color. Identification of the manufacturer, dimensions and interlocking edges comes before ordering; an unavailable profile can change the repair boundary and appearance options.

What belongs in a tile lift-and-reset estimate?

The proposal should define the area being lifted, the waterproofing beneath it and how damaged or unusable tiles will be handled. Ask whether new flashing, decking findings, material matching and resetting adjacent pieces are included.
